Our terms and conditions

  • IF YOUR HOLIDAY CANNOT TAKE PLACE DUE TO COVID-19 GOVERNMENT RESTRICTIONS YOU WILL BE OFFERED A FULL REFUND

  • Short breaks can be available.  

  • A non-refundable deposit of 25% of the cost of the holiday is required at the time of booking.  The balance is due 8 weeks before the start of the holiday.  The booking fee must be completely paid by the arrival date.

  • All prices are in £ Sterling and are fully inclusive of electricity, central heating, bed linen and towels.  Please bring your own outdoor/beach towels.

  • Payments to be made by cheque or bank transfer.  Cheques should be made payable to Mrs V Dodd and sent to West Belsay Farm, Belsay, Northumberland.

  • A high chair, travel cot (without linens) and stair gates are available, please let us know in advance if they will be required.

  • The cottage may not be suitable for mobility impaired guests, the cottage features an original and very steep staircase.

  • For the comfort of all guests, the cottage is strictly non-smoking

  • Wi-fi is available on a complimentary basis and whilst will will endeavour to provide this service, we will not be liable if for any reason the service is not available.  Access to this service may be suspended at any time.

  • The lake is there for your enjoyment but is not for fishing or swimming and the water is deep.

Our house rules for dogs:

  • Dogs are not permitted on any furniture, i.e. Sofas and beds, even with covers applied.

  • Dogs are not permitted to the upstairs of the cottage.

  • Pets are not permitted to be left alone in the cottage or in the grounds unattended.

  • The interior and the grounds must be left in a clean, undamaged condition, if damage is caused an additional £50 cleaning charge will be levied.

  • Pets must be clean before entry to the cottage, please do not use the cottage's towels to clean your dog.

  • Your dog must be at least one year old at the time of your stay.

  • Keep your dogs on footpaths and adhere to the countryside code.

  • Do not let your dogs swim in the lake.

  • Dog sitting service may be available by request at a charge of £8 per hour.
